Current Development Projects and Planning News
Residential
- R.A.
Faganel has 319 single-family custom and semi-custom homes
planned for in Blackberry Pointe located at the
northeast corner of Dickson Road and Galena Road just south
of Huntington Chase.
- Inland’s
Orchard Prarie North and Saratoga Springs contain
single-family homes, immediately west of Orchard Road south
of Route 30. William Ryan is building in Orchard Prairie
North and Saratoga Homes is building Saratoga Springs.
- Marquis
Pointe will contain 305 single-family homes, west of
Hill Avenue, north of Goodwin Drive and east of US Route
30. This development will be north of the Ogden Hill
commercial site. Hartz Homes is the builder.
- Huntington
Chase, contains 214 single family homes. This subdivision
is located south of US Route 30, north of Galena Road on
the west side of Dickson Road.
- Balmorea,
a 312 unit intergenerational subdivision by Saratoga Homes
offers single-family and townhomes. Balmorea is
located immediately north of Galena Road across from Huntington
Chase.
- Grand
Pointe Homes development Fieldstone Place will
contain 43 single family homes and 100 townhome units on
Montgomery Road at Briarcliff. Both single family and townhomes
are being built.
- Blackberry
Crossing West, a 661 unit subdivision by Ryland Homes,
is located west of Blackberry Crossing and Lakewood
Creek West. This area will also include 14 acres of
commercial development at Route 30 and Gordon Road.
- Foxmoor,
a subdivision of 532 units by Cambridge Homes, is located
west of Orchard Road on the north side of Route 30. Kaneland
School District McDole elementary school is located on site.
Commercial
- Blackberry
Creek Shopping Center, located at the southwest corner of
Orchard Road and US Route 30, is currently under development.
The following stores are currently in operation: Aldi, Chase
Bank, Firestone, Jenny Nails, Jimmy John's, Rogy's
Learning Center, Rosati's Pizza, T-Mobile, and
Walgreens. Plans have been approved for an Arby's. McVickers Development
is developing the site.
- Ogden
Hill (Aerial Photo), located at US Route 30/34
and Hill Avenue, will feature anchor stores as well as restaurants
and convenience shopping; Inland Real Estate Development
and Bradford Real Estate are developing the site. The following
stores are operational: Earthmovers Credit Union, Goodwill, Menards,
JC Penney, Office Depot, National Tire and Battery, Sonic and Walgreens;
the following businesses are in the construction phase:
Buona Beef.
- Orchard
Crossing, located at the southeast corner of Orchard
Road and US Route 30. A Super Wal-Mart is currently in operation
as well as Starbucks, Fifth Third Bank, Game Stop, Great
Clips, Harris Bank, a Dentist and Burger King. McVickers Development
is developing the site.
Industrial
- TCB Development is planning for the Montgomery Business Center located north of Aucutt Road east of Orchard Road and west of US Rt 31/Lake Street; it is being planned for a Distribution Center.
Downtown
- RTAP
Park & Ride Study has been completed.
- A new zoning district was created for the downtown called the Mill District in 2009.
